Lease Transfers

We strive to make lease transfers fully stress and hassle free. With our quick and easy process transferring out of a lease has never been easier. So what is a lease transfer?

A lease transfer firstly occurs when an individual on the lease agreement for whatever reason can no longer live in the household. In order to leave said agreement they can execute what's called a "lease transfer".

1. The process includes, finding a replacement for yourself. This can be done by advertising your space on facebook, instagram, snapchat, etc.
2. Once a replacement is found, they will fill out an application on our website. After we receive said application, we will then begin the screening process and if approved, a lease assignment form is drafted. The lease assignment form ensures that all obligations of the lease agreement are properly passed on to the new incoming tenant and for the outgoing tenant, their responsibility to our lease is severed. The responsible parties of this transfer are required to sign the document. Additionally, because of the legal nature of our lease agreements. We require the consent of all housemates for the lease transfer to be put in effect. This is shown on the last page of the document, where all the housemates are required to sign.
3. After everything is signed and ready to go, the transfer of funds will take place. The incoming tenant will reimburse the outgoing tenant any portion of the security deposit paid to the portal. From there, we require a receipt or proof of payment to ensure the necessary parties were properly refunded.
4. A transfer fee of $300 is payable to the PlayaLife Venmo once the process is complete.
5. Last but not least, the outgoing tenant is then removed from the lease and the portal. The incoming tenant is given an activation link to setup a portal account with us and is added onto our lease agreement.

Lease Additions

Lease additions are the best way to add your friends onto an existing lease agreement. Now, what is a lease addition you ask?

A lease addition is a simple, hassle free process to add anyone onto an already existing lease agreement which has been countersigned and marked fully executed. The steps to complete a lease addition are as follows:

1. The new addition will fill out an application on our website. Once completed, we will screen and if approved, a DocuSign of our lease will be sent to the email given on the application.

2. Once signed we will send an activation link to their email to setup a portal account.

All lease additions need to be approved by a member of the house, this can be via email, text, or over the phone.
